Why EPC?
What is an EPC?
An Energy Performance Certificate (EPC) is a legally required verification of the energy utilisation and efficiency of a building. A certificate remains valid for five years, then recertification is required.
Does your building need an EPC?
Property owners are required to certify privately-owned buildings larger than 2000 m2 in these categories:
Offices
Entertainment and public assembly (restaurants, night clubs, sports pubs, gyms, etc)
Places of instruction (schools, colleges, universities, Technikons)
Theatrical and indoor sport (movie theatres, live theatres, etc)
Government buildings larger than 1000 m2 also need to comply.
Penalties for non-compliance
It’s estimated that around 250 000 buildings still require certification.
Is yours one of them?
Non-compliance will be in contravention of section 20 of the National Energy Act and the penalty is a fine of ZAR5 million, five years imprisonment, or both.
The deadline is 7 December 2025.

The Process
Building owners are required to register the type, size, and energy consumption of their building with the National Building Energy Performance Register (NBEPR).
Once a building is registered, the building owner must appoint a suitable inspection body, such as ECO AUDIT SA, to continue with the EPC application process.
Our step-by-step approach simplifies the complex process of building registration, assessment and verification.
Your part in the certification process is gathering the required information. After we have assessed, collated and prepared everything according to SANEDI requirements, the issuing of the EPC should take about 10 working days.
But that doesn’t mean you can leave the certification process until the 11th hour. The closer we get to the 7 December 2025 deadline, the more likely there’ll be a bottleneck of applications awaiting approval.

SANEDI (the South African National Energy Development Institute) was established under the National Energy Act, 2008, to, among others, undertake measures to promote energy efficiency throughout the economy.
As part of South Africa’s National Energy Efficiency Strategy, it is compulsory for buildings of a specific size and classification to display Energy Performance Certificates by 7 December 2025, renewable every five years. Download the guidelines here.
